A power of attorney for the Federal Service for State Registration, Cadastre and Cartography (Rosreestr) and Multifunctional Centers (MFC) is an official document that allows your representative to act on your behalf in matters related to real estate, registration of rights, obtaining certificates and documents, as well as submitting applications and receiving public services. Such a power of attorney is necessary if you cannot personally attend to legally significant actions, for example, when selling, buying, gifting, inheriting real estate, arranging a mortgage, registering or deregistering a property, obtaining extracts from the Unified State Register of Real Estate (EGRN), and in other situations.
In some cases, the power of attorney must be notarized. This is required if the representative will be conducting real estate transactions (such as sale, purchase, gift, mortgage), as well as in cases directly provided for by Russian law (Article 185.1 of the Civil Code of the Russian Federation, Article 29 of the Federal Law "On State Registration of Real Estate").
